Often, our surveys of older roofs will determine that minor repairs, combined with on-going, low cost maintenance, will add years of satisfactory roof performance. Whether reroofing or simple repairs are required, we will design the least cost approach, consistent with your budget and facility use goals.

Moisture Surveys

Experts have long agreed that trapped moisture can cause serious harm to your roof. Trapped moisture can produce:
  • Blistered, rotted and weakened roof membranes

  • Rusted or rotted roof decks and mechanical fasteners

  • Potentially excessive loading on the roof deck

  • Dramatically reduced roof insulation R-value

  • Increased susceptibility to wind lift.

The installation of a new roof over wet existing roofing materials often results in premature roof failure. Many roof membrane manufacturers now require a roof moisture survey prior to installing a new membrane over an existing roof.

The identification of wet roofing enables the defective roof components responsible for the leak to be located. This is the key to early detection and timely correction of roof faults.

Our Tests

Three types of non-destructive tests have been developed for roof moisture evaluations. These tests locate moisture without actually penetrating the roof membrane. These include infrared, nuclear and capacitance tests. Mid Atlantic Infrared uses all of these tests.

Mid Atlantic Infrared's Unmatched Accuracy

We use multiple moisture tests on every roof we examine. As a result, each instrument checks the results of the others.

We provide absolute verification of our results by taking core samples of the roof materials. Delmhorst and gravimetric testing of the core samples determine the location and quantity of moisture in the roof system.

Core testing provides absolute verification of all survey results.
Of course, each instrument has limitations as to the type of roofs that can be tested as well as the weather and operating conditions that will provide accurate results. Through our use of all available techniques, we can test virtually all roofs under the widest range of operating and weather conditions.


Mid Atlantic Infrared Offers Two Types of Moisture Surveys

Roof-Top surveys use at least two of the three tests plus core cuts to provide comprehensive testing of the entire roof. Roof top surveys provide the highest accuracy.

Aerial Surveys use infrared from a helicopter to identify wet areas on very large roofs or groups of roofs. Following the aerial survey, ground based verification is conducted using nuclear, capacitance and core tests. For large roof areas, these surveys offer substantial cost savings.

Roofs often fail because of seemingly minor design or construction deficiencies. Mid Atlantic Infrared's skilled survey team therefore performs a detailed visual examination to locate all deficiencies in your roofing system.

Problems such as improperly sealed drains, faulty seaming on single-ply systems, improper damp-proofing of masonry and many others will be clearly identified by our careful visual examination.

Our inspection is more than skin deep. We undertake a complete examination of the roof membrane for adhesion, strength, composition, moisture content and general condition.

Exterior parapet walls, the underside of roof decks, penthouse interior walls all can provide a wealth of information about roof performance. All of these areas are fully evaluated.

The results of our roof moisture survey and visual inspection are combined and fully described in our final reports. Like all of Mid Atlantic Infrared's reports, these are designed for clarity and effective communication of technical information.

All moisture survey results are clearly displayed on a single, computer generated roof drawing. This drawing communicates the location and moisture level of wet areas, nuclear readings, core locations and other necessary information. The report text thoroughly discusses all results of the test.

All roof component deficiencies are identified. The specific nature of each problem is discussed and illustrated with photographs. The implications of each deficiency for future roof performance are also considered.

Most important are our maintenance/repair recommendations. We summarize the overall condition of the roof and major concerns that must be met by our roof solutions. We discuss the available approaches and present our reasons for the selected alternative. Next, we present detailed repair specifications for each deficiency. These specifications include new detail drawings to
communicate complex repairs. Estimated costs are calculated for each repair.

When reroofing or extensive repairs are required, we can provide complete bid packages, bid evaluation services and construction management/oversight services.
